Shared flat Room 16sqm furnished close to central park

A cozy room in our shared apartment will become available starting November 1, 2026 (possibly a bit earlier).
Your room comes furnished with a double bed (140x200 cm), a wardrobe, a drawer unit, and a desk with a chair. Your current flatmates are two Brazilians (a woman, 32, and a man, 29) who are currently working on their PhDs.
The highlight of the apartment is the large southwest-facing balcony/terrace; it’s perfect for setting up a drying rack but also invites you to enjoy relaxing evenings. Access is via the living room (subject to coordination with the respective flatmate).
The entire apartment was renovated earlier this year. All walls and ceilings were re-plastered and painted, and new flooring was installed throughout. There is a shared table in the hallway.
The bathroom (featuring a large walk-in shower and a window) and the kitchen (equipped with fitted units, a fridge, a dishwasher, and an oven with a ceramic cooktop and extractor hood) are shared spaces.
The well-maintained building offers a large drying room (which should be used for drying laundry), a bicycle storage room, and a private storage unit in the basement. The neighbors are very quiet and considerate.
The apartment is located at Kissinger Str. 40 in the Bremen-Findorff district.
Findorff is a very popular, central district of Bremen, featuring charming cafés, cozy restaurants, and the green Bürgerpark, all within walking distance. Supermarkets (Aldi, Rewe, Lidl, Netto), doctors, hair salons, bakeries, etc., are in the immediate vicinity. There is also a large sports club, SG Findorff, offering a wide range of athletic activities. The Bürgerpark and the Unisee (university lake) can be reached in 5–10 minutes.  The nearest bus stop (Fürther Str.) is just 5 minutes away.
To the University of Bremen: 7 minutes by car, 12 minutes by bike, 20 minutes by bus (Bus 28 goes directly to the university).
To Bremen City University of Applied Sciences (HSB): 12 minutes by car, 17 minutes by bike, 17 minutes by bus (Bus 26 goes directly to the university).
To the central train station (HBF): 9 minutes by car, 10 minutes by bike, 8 minutes by bus (No. 26).
To "Das Viertel" (Steintorviertel—Bremen's trendy district with bars, clubs, and restaurants): 12 minutes by car, 16 minutes by bike, 20 minutes by bus.
There are various bike- and car-sharing stations in the area (Nextbike and Cambio), allowing you to rent a bike or car flexibly and affordably for short periods. Cargo bikes are also available here.
Prepayments for heating, electricity, and water are calculated based on average consumption and are already included in the rent. Environmentally conscious usage is highly encouraged to avoid additional charges later.
Your room is 16 m² in size.
"Warm rent" (all-inclusive): €570, covering electricity, water, heating, internet, waste disposal, etc. (+€6 for the broadcasting fee/GEZ).
Security deposit: €900.
The rent includes the base rent and ancillary costs such as heating, water, electricity, internet (250 Mbps), waste disposal, and a usage fee for the furniture.

in der WG wird ab dem 01.11.26, ggf auch etwas früher ein gemütliches Zimmer frei.
Dein Zimmer ist möbliert, das heißt mit Doppelbett 140x200cm, Kleiderschrank, Schubladenregal und Schreibtisch mit Stuhl ausgestattet. Deine Mitbewohner sind zur Zeit zwei Brasilianer ( 1 Frau, 32, 1 Mann, 29) die gerade ihre Doktorarbeit schreiben. 
Das Highlight in der Wohnung ist der große Balkon/Terrasse mit Südwest Ausrichtung der sich sowohl für den Wäscheständer eignet als auch zu entspannten Abenden einlädt. Zugang über das Wohnzimmer nach Absprache mit dem jeweiligem Mitbewohner.
Die komplette Wohnung wurde erst Anfang des Jahres renoviert. Alle Wände und Decken wurden neu verputzt und gestrichen. Neuer Fußbodenbelag in allen Räumen. Im Flur steht ein gemeinschaftlicher Tisch.
Das Badezimmer( große Walk-In Dusche mit Fenster) und die Küche (mit Einbauküche, Kühlschrank, Geschirrspüler, Backofen mit Ceranfeld und Dunstabzugshaube)  sind Gemeinschaftsräume.
Im gepflegten Haus gibt es einen großen Trockenraum der für das Trocknen der Wäsche auch genutzt werden soll, einen Fahrradkeller, und einen privaten Keller. Die Nachbarn sind sehr ruhig und rücksichtsvoll.

Findorff ist ein sehr beliebter und zentraler Stadtteil Bremens mit einigen süßen Cafés, gemütlichen Restaurants und dem grünen Bürgerpark der fußläufig erreichbar ist. Supermärkte (Aldi, Rewe, Lidl, Netto), Ärzte, Friseure, Bäcker usw. sind in unmittelbarer Nähe. Außerdem gibt es einen großen Sportverein den SG Findorff wo man alles mögliche an Sport machen kann. Der Bürgerpark und Unisee sind in 5-10 erreichbar. 
Nächste Bus-Haltestelle (Fürther Str.) ist nur 5 Minuten entfernt
Zur Uni Bremen sind es mit Auto 7 Minuten, mit Rad 12 Minuten und mit dem Bus 20 Minuten( Bus 28 direkt zur Uni)
Zur Hochschule Bremen (HSB) Auto 12 Min, Rad 17 Min, Bus 17 Min( Bus 26 direkt zur Hochschule)
Zum HBF sind es mit Auto 9 Min., Rad 10 Min. , Bus 8 Min( Nr. 26)
