✨ Das flexible 2-Phasen-Konzept:
 
  • Phase 1 (Einzug & Übergang): Flexibler Einzug (Ende Sept./Okt./Nov.). Kurze Übergangszeit als entspannte WG mit mir (w) und meinem lieben, kleinen Hund. Bei 2er-Belegung teilt ihr euch Zimmer 2. Gemeinschaftsräume nutzen wir zusammen.

 
  • Phase 2 (Deine eigene Wohnung ab spätestens 01.12.2026): Durch meine berufsbedingte Abreise gehört das gesamte, voll ausgestattete 2-Zimmer-Apartment (ca. 44 m²) euch/dir komplett allein!

  • Zimmer 1: Sehr hell, großes Schlafsofa, Kleiderschrank, Schreibtisch (Homeoffice-ready), Smart-TV.
  • Zimmer 2: Einzelbett, kleines Bettsofa, Schreibtisch, Smart-TV, Kommoden, Abdunklungsrollos.
  • Küche & Bad: Einbauküche mit Geschirrspüler, modernisiertes Bad mit eigener Waschmaschine.
  • Extras inklusive: 2 Leihfahrräder, Highspeed-WLAN, Bettzeug & Handtücher auf Wunsch.

 
Lage & Anbindung:
Bremen-Walle (ganz in der Nähe der Überseestadt). Fußläufig zum Walle-Center (Einkaufen, Ärzte). Kostenlose Parkplätze in der Straße.
 
  • Universität Bremen: Ca. 20 Min. (Direktverbindung)
  • Hochschule / Stadtzentrum / Hauptbahnhof: Ca. 15 Min.

Konditionen & Mietpreise:
 
  1. WG-Phase 1 (ALL-INCLUSIVE):
     
    • Bei 2 Personen: 625 € / Monat Pauschalwarm bei normalem Verbrauch (All-In-Festpreis inkl. Heizung, Strom, WLAN – nur ca. 312 € p.P.!).

  3. Alleinige Nutzung Phase 2 (ab spätestens 01.12.2026):
     
    • Bei 2 Personen: 1.080 € Gesamtmiete (790 € Kaltmiete + 290 € NK-Vorauszahlung, faire Abrechnung nach Verbrauch).

    • Bei 1 Einzelperson: Konditionen und Preise gern auf Anfrage.
  5.  

  • Kaution: 1.580 € (2 Kaltmieten, vollständig vor Einzug, keine Ratenzahlung).
  • Hausregeln: Nichtraucher, keine weiteren Haustiere. Wöchentlicher Wechsel beim Reinigen der Gemeinschaftsräume während Phase 1. Befristeter Mietvertrag mit Übergabeprotokoll.

  2. Who is moving in? (Single person or 2 people?)
  3. Official reason for the temporary stay (e.g. project, internship, Erasmus)

✨ The flexible 2-phase concept:
 
  • Phase 1 (Move-in & transition): Flexible move-in. Short transition period as a relaxed flatshare with me (f) and my lovely small dog. If 2 people move in, you share room 2. Shared use of common areas.
  • Phase 2 (Your own apartment from 01.12.2026 at the latest): Due to my work-related departure, the entire, fully equipped 2-room apartment (approx. 44 m²) is yours completely alone!

  • Room 1: Very bright, large sofa bed, wardrobe, desk (home office ready), Smart TV.
  • Room 2: Single bed, small sofa bed, desk, Smart TV, chest of drawers, darkening blinds.
  • Kitchen & Bath: Fitted kitchen with dishwasher, modernized bathroom with private washing machine.
  • Extras included: 2 rental bikes, high-speed Wi-Fi, bedding & towels provided on request.

Location & Connection:
Bremen-Walle (bordering Überseestadt). Walking distance to Walle-Center (shops, doctors). Free parking on the street.
 
  • Bremen University: Approx. 20 mins (direct connection)
  • Hochschule / City Center / Main Station: Approx. 15 mins.

Conditions & Rent:
 
  1. Flatshare Phase 1 (ALL-INCLUSIVE):
     
    • For 2 people: € 625 / month flat-rate warm (All-in fixed price incl. heating, electricity, Wi-Fi – only approx. € 312 p.p.!).
  2.  
  3. Sole use Phase 2 (from 01.12.2026 at the latest):
     
    • For 2 people: € 1,080 total rent (€ 790 base rent + € 290 service charges prepayment, fair billing according to actual consumption).
  4.  
    • For 1 single person: Terms and prices available on request.
  5.  

  • Deposit: € 1,580 (2 months base rent, to be paid in full before move-in, no installments).
  • House rules: Non-smoking, no additional pets. Weekly alternating cleaning of common areas during Phase 1. Fixed-term lease with handover protocol.
